Can you value land from an address alone?
An address is a starting point. Acreage, parcel configuration, access, zoning, utilities, water, septic, improvements and comparable land sales can all affect the analysis.
Is this an appraisal?
No. A broker market review is not the same as a licensed appraisal. If an appraisal is needed for lending, estate, tax, litigation or another formal purpose, an appropriate licensed appraiser may be required.
What if I do not know the APN or zoning?
Submit what you know. Unknown property facts are normal and can be identified during the review process.
